1) L. M. got to avoid most or all of the subprime mortgage mess. Since no subprime loans were made in Mex, there are few being given back, either thru strategic defaults, or from necessity. Less distressed inventory to drive prices down.

2) L. M. is typically a second home market. Anyone with the ability for a second home is somewhat more insulated from the economic forces that laid waste to so many.

3) L. M.'s real estate market is driven by at least three different nationalities, and the three different nations to not necessarily suffer the same economic issues at the same time.

Those are my views from 10,000 feet. I don't know what is happening on the ground.

I have been waiting for the L. M. market to line up with my fiscal sensibilities since about 2004. Clearly I have blown it in that regard!
