Sr. Smitty is exactly right.

Having dealt with timber and land owners in California, the correct approach, I believe, is not to claim a "right" to their owned resources, rather negotiate a method and manner in which to protect the same. Or, in other words, to put your money where your heart is.

Just my opinion.
