I agree, Dave, that *buyer* motivation must factor into the mix.

But it's a little different, in that a buyer has a universe of all properties to choose to transact, whereas a seller just has the one.

So a buyer who likes the beach, looks at the beach. A buyer who likes views, looks at view property. A buyer who likes title, looks exclusively at titled property.
