Hi Mike, Your post is a realtor's dream come true i.e. a potential buyer asking about property! The good ocean view lots in La Manzanilla are for the most part in the $50,000 - $90,000 range and getting more expensive all the time. There are some for less it depends on the features of the property. Here are some of the things to consider. 1)Location, location, location. The closer to town the property is the more expensive it may be. You can get property that has a town ocean view or property which has a lagoon ocean view. If you get a close to town ocean view lot you should be aware of the noise factor, there are times La Manzanilla can be a very noisy place. Properties which have a lagoon ocean view or are further away from the center of town are usually much quieter. 2) How far water and power are from the property. The power company is getting more strict on the running of un regulated power cables. This can add significant hidden cost to a property. 3) Weather the access to the lot is from the top or bottom.
Speaking of building it can be more expensive if there is no place close by for the workers to set up and store materials while they build the house. 4) What the access road to the area / property is like.
5) How protected the view is.
6) The angle of the property. Usually the flatter the better but there are designs which actually work better on steep property. ---------------- Keep in mind that most of the property in La Manzanilla is currently Ejido land and will rise in cost significantly when titles are available. There are realtor's in town who will be happy to assist you in finding property including Costa Alegre Properties. A realtor will usually pay for most of their commission by saving you money one way or another and have other advantages as well. Even though you may not have to use one I would recommend it.
